I got into a triplex now 4plex back in 2012 with an FHA loan and it now pays double the mortgage (piti) so I'm definitely a fan of the plan if you can make it happen.

I'm generally not a fan of anyone who would be so transient that they would want to just rent a place for a couple of months, so just on its face, I wouldn't allow subletting to someone who claimed they'd just want to stay there for the summer.
