I do not have a solution, but may be able to shed some light on the situation.If you are insuring the properties under your personal name, with personal lines policies, any claim activity is recorded on a national database called CLUE.

I work with a hard money lender out of Dallas (we don't loan in GA) and we offer 11 - 13% with 2 - 4 points up front for a loan that will cover up to 100% of purchase and rehab (the site said they only did 90%) with a LTV of 70 - 75% of ARV (meaning on a $100k ARV the most you could borrow for purchase and rehab would be $70k to $75k).You can search the HML data base on BP or just do a google search but always do your due diligence in confirming their legitimacy.

@Kim Younkin many landlords check applicant's credit reports, evictions, bad tenant database, plus social networks to see if they can find any "red flags" about the applicants.

I would recommend you start leaning the syndication business as it will enable you to purchase large multifamily (or other asset class) deals that can often take less work (larger deals can support full property management teams) and can translate to a lot more equity for the deal sponsor (you).
