A few issues I see- raising capital- as you can probably tell, this is not going to be profitable. 

Or perhaps you are all experiencing similar issues?

The issue is the property needs a good bit of work and I dont have the capital to do the repairs, like a roof replacement.

I was just wondering if there are any issues that wouldn't allow me to make this deal because it is close to foreclosure.

@Steve WrightIf it is really a rental property, then capital improvements made to it (once it is a rental) are also deductible, but slowly via depreciation and not right away.The more important issue is whether you HAVE converted it to a rental property.

I assume you're not using software yet with one unit so you won't have a portal they can log into for requests, communication, etc.Text and email address for repairs, questions or concerns.

To preface, this is my first rental property purchase and unfortunately, I realized halfway into owning the home, that the home is way too old, with many problems left behind by the flipper who tried to cheaply fix a lot of the issues. 

PS also handles all billings/collections, and has a bunch of tools and service to deal with communication and resident/resident escalations, and has built an ecosystem of vendors in core markets to support pretty much anything you'd need.

My main challenge with him and their office was the communication.

The 5 year proforma by DEFINITION is based on a whole slew of assumptions about a whole host of issues in the future - national economy, local economy, interest rates, cap rates, rental rates, political and geo-political factors.
