Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Examples: switch plate covers after painting, ripping all the doors to new height after new hardwood floors, installing light bulbs in new fixtures, mowing the lawn and shoveling snow during holding period, pruning and general landscaping, cleaning junk out of the attic, cleaning up after the contractors.

However in your case you're really trying to shorten the time frames down to artificially match a flipping model.I'm thinking that your intent then could very well be interpreted that you never had the intent to hold for productive use.
