Like American Pickers, you can always attempt to 'bundle' her liquidation into a Portfolio Offer - - $XXX for a,b,c,d without allocation of price/per.Creates a closing problem, that that's solvable when you get there.Caveat: I assume a B&H transaction and NOT wholesaling.

As for the annual tax, yes you need to pay tax every year, but you should be able to bypass the first year now: "The new rules established by the state’s 2020 Budget Act (AB 85) exempt any LLC that organizes, registers, or files with the California Secretary of State on or after January 1, 2021 and before January 1, 2024, from paying the $800 minimum tax in their first taxable year."

That said, 35810 is not a zip code for the OOS investor who doesn't either have a good team on the ground or has visited the property itself. 4 blocks in this zip can be the difference between a B and a D neighborhood.
