When my BS detector (finally) kicked in and I delayed a project, his true colors came out.

@Vince Lawrence - Welcome to the vibrant BP community.My theory is that if you have a compelling deal that buyers will die for, then, I guarantee that you will have more buyers than you can handle.From this rock star deal, you will be able to build your buyers list comfortably without expending too much energy to search for them.The bottom line is that if you bring a great deal to the table, it sells itself.Good luck with your REI activities. 

Do you guys prefer light or dark colored granite with white cabinets and light gray walls?

I am not a fan of the existing color choices of trim and stucco.

There are an incredible array of native plants that can provide shade and wonderful colors - from annual wildflowers that will reseed on their own, to shrubs and trees!

The current owner lives in the lower and we will have to tone down the paint colors.

I would put replace the shutters in a dark color, pull something out from the brick-black would also work.

We are currently buying a home in Memphis (so excited about it), and it just passed wood inspection with flying colors.

Restricting our use of the more colorful options available to everyone in speech is... a waste of your development time.
