If your parents are retiring..i would buy outside of Nashville, Dickson county, Cheatham county or Wilson Counties..if they are going to be working..and commuting..traffic is is getting worse every year..I would stay in Nashville.

You have to weigh out, would you rather buy cheaper and face capital expenses in 5 years and pay that 100% out of pocket, or pay more, defer those cost to 15 to 20 years and only pay $2,000 for those capital expenses instead of 10k out of pocket.Last thing, if you buy in Cordova, do yourself a favor, go ahead and rip out those carpets in the high traffic areas, you will save yourself thousands.

That's what I'm essentially pushing for at this point, getting him to decide before his in person visit Monday so I can keep the EM if he backs out after that visit.While it's a great tactic for HIM, it comes at 8K a month expense to me, as such I'm not willing to let him walk away scot free while I wasted several weeks of time thanks to him and cost me 8K per month while I relist after two weeks have been wasted and now the house will have a stigma since it has been on there for a while and was pending but now is not.I'm considering giving him until noon today to make a decision or I will cancel the contract and relist so I can get some traffic this weekend.
