Marketing for cash buyers

I have been pulling list in the mls of cash sales in my area within the last 6 months that have remarks of reo, rehab, fixer, etc. I initially was going to cold call the list, but am having trouble pulling all of the numbers. So, I am going to mail out to these people.

My question is what should I say and how should I word the postcard? Should I just make a property flier or what? Any suggestions would be appreciated.

I use direct mail and it works GREAT for me. Its a very stable and consistent way to build your pipeline of new leads.

When sending out mail, you have to understand that repeating the mailing is very important. If you had to choose between sending 300 letters once, or 100 letters three times, I would choose the latter.

Also, keep the letter simple, and ask them to do something (call you, email you, reply by mail, call a recording, etc.) Dont forget to tell them what to do next if they are interested.

On a side note, if you are using websites in your business, another GREAT way to find cash buyers is to run a Google PPC ad and target the keyword "we buy houses", and then set the ad to geographically targeted to your area so its not showing in another state. This can be done when you setup your ad campaign. Then direct that traffic to your website with a feedback form to collect leads. This is very powerful, and for $1 a click you can get your ad to the top of the list and be collecting leads in just a few hours.
