We can use a whole lot of logic and experience to drive the correct traffic however it is purely a funnel building process at best. 

These towns are well within 45 minutes from my home (barring traffic).

Because it was a nicer, more affluent area there was much less crime, and many times, we as citizens had to worry far more about traffic tickets as opposed to getting robbed at gunpoint, or my car our home broken into.

From feedback from customers putting them in high traffic places after 5pm Friday and take down Sunday evening.

So in terms exposure, it gets a lot of traffic, so if a deal is interesting - people will see it. 2.)

Coupled with a website to drive traffic to, it can be very effective.You asked about websites in your initial post.

Some people might be hesitant to rent it because of the noise generated by vehicular traffic at the busy intersection all hours of the day or night, if that's the case.On the other hand it might be a good location to attract renters easily without much advertising.

Study employment, income, traffic count in the area, revitalization of the area, how many people are moving in vs out.

Although, with traffic in the DMV being what it is, sometimes I get scared off if its during the work week and its in Maryland. 10 mi can be so far....
