Sounds like I was on the right track because that was my though for next course of action.

No 401k and IRA funds are just way easier to keep track of when invested in stocks, not to mention if you are doing RE properly you should have a minimal tax burden, so why would you use tax advantaged money to invest in it, assuming you want a diversified portfolio.

I would focus on establishing a track record of success.

Before that I’ve been in business strategy and technology consulting for about 6 years, where I developed my professional skills, analytical capabilities, and ability to present and network with executives.

Lenders may ask for entity dos, credit report (a lender will want to do that themselves), your insurance agent and a little about your real estate track record.

Other than that, you're already on the right track: Have a civil discussion and try to reach some kind of compromise. 

During due diligence I asked for the sellers chart of account and the sellers agent stated he doesn't keep track those records.

I easily track all my rental income and expenses for my properties with Excel.

I don't use any websites to track stats but I like the idea of this!
