Window dispute on new rental

I just bought a new rental property that was marketed with a transferable window warranty. Upon taking possession and trying to transfer the warranty with the company the Selling realtor provided receipts for, I came to find out the receipt the previous Owner provided was a quote form that they’d signed and faked to look like a signed service agreement. My realtor and I have reached out to the Seller’s agent to see what she plans to do to rectify the situation but we’re starting doubt they’re going to make it right on their own. The property was being sold by a trust since the owner had just passed away so this seemed like a logical excuse for why a few of the failing windows weren’t being addressed pre-sale. If the Seller/Seller’s agent aren’t willing to make it right on their own (I’m asking for failing windows only to be replaced), what should my next course of action be?

If they don't make it right, I'd file in small claims against the realtor, the broker, and the seller's estate. I'd do it without a lawyer.

I'm also assuming this is only a couple windows here, and it wouldn't justify a lawyer. If it's a lot of windows or expensive, that may change/
