I just finished my first remodel on a doublewide with the ugliest green laminate counters.

depends on situation. grey water is just shower sink, can go into ground. soon will convert to composting toilet so poop and urine separated. can throw away bagged poop as done with poopy diapers and dump urine. no black water.

I plan to invest some of the money in a business doing flips and remodels with a partner.

Residential consumers dont know how to change a toilet flapper but complain about a minimum service charge and dont understand the overhead behind running a service business. 

I have already thought about remodeling the kitchen during the summer so that I can utilize the grill and outdoor eating space. 

You either gotta laugh cleaning the built-up, caked period blood clots off the bottom of the toilet seat or you go bonkers. 

So we're staying hands off & away from the crowds swarming the toilet roll aisles or stripping the shelves of Jimi Dean breakfast sausage. 

I am currently under contract for a property in Kansas City built in 1957, recently rehabbed which I have had undergo a home inspection, inspection by Structural engineer and most recently a plumber inspector as the home inspector was originally unable to access the sewerline from outside of the house and was not licensed to remove the toilet so he suggested having a plumber inspect the sewer line.

I typically can do an entire gut/full remodel in around 45 days +/- depending on how already habitable the house is when I take it over - which I never know because I mostly purchase As-Is no prior to inspection so more fun with all the little expensive gifts I find throughout the process.

The seller was an older gentleman selling off all his properties so he was happy about not having to pay 6% in agent’s commissions, being able to spread out the cap gains hit over 5 years, and getting the extra profit from collecting 5 years worth of interest payments without having to worry about toilets or tenants.
