FYI - you can check the HUD website for payment amounts based on rental size for different zipcodes.

These sites should have pictures so you can base your price according to how nice your unit is compared to the price of the other units based on their pictures.

Talk to all of the tenants and find out how quickly they want to move based on the new rents and customize the terms you offer to match when they could move.

I almost always tweak my lease each year based on a few things I have learned.
