On the flip side if it'll only take you four months or so to recoup that 10k you spent finishing off your debt then I'd go that route and have the cash on hand and an even cleaner credit profile (remember you do need to continue to USE your credit - just pay your balances off monthly).and lastly - congrats on being in such a solid situation regarding your debt.

@Denis DavidyukThe 50% rules does not take into account income taxes.Everyone's income tax profile is different and as a result would be hard to generalize for everyone.Some things that make income taxes different for everyone.People are in different tax brackets.

I don't know of a lot of competing mobile home parks for that demographic, though there's definitely a lot in the surrounding areas, none that have a necessarily high-profile reputation other than the Canyon Lake Park I mentioned.

@Michael M.Cost is important but you want to vet the professional that you are working with.With that said - the best way to get a good projection of what the professional fees you would pay to a tax accountant/advisor is to interview a couple and get some price quotes.Your tax profile is more complex than the average taxpayer as you have properties scattered across different states.Are any of your properties inside of an LLC?
