I want one to be 3bed/2bath town house style so we can do owner occupied or home possible financing.   

I have done many commercial loans through them around the country where I can not find suitable local bank. 

Does anyone have an agreement of sale that is suitable for the purchase of land in Pennsylvania?

As far as house-hacking, the challenge is usually finding a place you would be willing to live in that is also suitable for a house hack.
