New investor looking to go full time.

Hi everyone,

I'm new to real estate investing. I have a SFH in Virginia that is cashflowing and a duplex in Portland OR that is also cash flow positive.

I'm looking at doing a 1031 exchange. I would be selling the duplex in Oregon and purchasing two fourplexes in Phoenix. I want one to be 3bed/2bath town house style so we can do owner occupied or home possible financing. Next year I plan on selling the VA house and putting the profit into another 4plex or a small apartment complex. I have some stock options coming due in July and plan on investing that as well. I'd also like to convert my IRA into rental property. My long term goal is to buy and hold and use cash flow to pay off the properties faster so I can quit my job and be a stay at home mom.

I'm glad to meet everyone and learn from you.      I'd especially  love to talk to people from Phoenix or who've successfully made investing their full time job.
