Basically, I've had the initial conversation with them, asked about their houses condition, and the majority of these leads are folks who want retail for their house that's in need of extensive repairs.

You must also understand Agents are held to an impossible standard by the board of realtors and are open to huge liability issues for even giving a "leading" opinion.

I know I would greatly appreciate a contact like Chaz in my market that sent me seller leads they couldn't use.

.), reaching out to these owners can yield leads that in turn can lead to property purchases as a significant discount from market value.The process of finding discounted properties, especially for the newer investor (like me) can be daunting.

Also make sure they aren't prequalifing you and you sound like a dead lead.

You should seriously consider partnering with someone who can lead you by the hand and help you learn from their mistakes instead of your own.

So far I feel like I have a few warm leads and possibly 1 hot lead but I'm not sure the guy is being 100% honest.  

Also keep in mind the "20-30" may be a little bit of an exaggeration, but who knows, if they really are getting that to work on phone book leads then good for them.I would say you'd have better success buying a targeted list from somebody like InfoUSA, or WalterKarlSerenity Now!
