I have a 9 to 5 which I plan on keeping, so all money earned from cash flow will be reinvested and saved to be used on the next property.

We have a good amount of equity in our current home, we have saved a good nest egg in standard investments (that we could tap into), and we do have $100k + in cash. 

I have nothing against me, no criminal record, good credit, job, income, savings, single male, no kids... could the HOA decline my highest offer the property to whoever they choose? 

Or I could just sell it as is and save myself the trouble.Why sell the property? 

I am fortunate enough to have access to the VA loan and have a bit of reserves saved up for anything cosmetic needed or wanted before moving in and renting out any of the units but not enough for a substantial rehab.

Looking for any guidance on ways to get info on pre foreclosure, foreclosed, and short sale properties.

Ideally I could breakeven YoY for the first few years and not float too many costs so I can continue saving and investing.

I have good credit and a stable income, but not a lot of savings.

Thankfully, I have some family down there that does interior design that is open to helping me design the place too which will help me save some money.Any tips for a first time host and in this area?
