looked at property today that was described in my previous thread...terrible, crooked floors...no hardwood...no parking...needs more than a clean up...actually looked a 3 today...and found another more expensive 270K asking price 3 decker...this one is move in condition in B maybe B+ shape...my cash flow estimates are around 1700 for this property...has everything that i need for investment (deleaded, parking, 2 car garage, 3 bedrooms, good n'hood)...this one sold 2 yrs ago for 480K (unreal)and my location is boston...the city is north of boston

Assuming the $550,000 price is somewhere in the ball park, it looks to me like the rent would need to be in the $9000-$10,000/month range.Here's how I figured that:$9000/month rent40% - expenses I'm not too familiar with retail.

I imagine some other markets like Candler Park, Inman Park, Va Highlands, would think similarly.

Even if you find a solid deal you probably only make as much cash flow from it in a month then you will in a week if you get the low level of return you think is easily achievable on those other countries.Long term real estate can be a great way to park that cash and get more secure long term revenue (and maybe shelter some of this once you have optimized those other streams) but like Duncan said it will be there once you dig yourself out from under that mountain of cash.

So I like Highland Park, Squirrel Hill, some parts of Friendship, Bloomfield, Point Breeze, and Greenfield.

Of course, 3 of the 4 tenants routinely had issues with the previous owner (and even were in the hole on rent and the previous owner didn't move on it--which is VERY easy to do in CO).

To blatantly attack niches or entire states/cities is simply stupid...I don't own mobile home parks, but I respect and am willing to learn from and befriend those who do.

Under these two scenariosHow much would you pay for a 10k net a month on a moble home park?

Today I will be purchasing a mh and will be moving it to a park or another private lot.
