I pushed back with the water is getting shut off to the building (I am re plumbing the entire building so have fun with no water here is your two week notice on that.) 

Seriously, you're in TX you know that the HVAC guys hold our lives in their hands, they must have some serious union, because they are the only trade that has effectively shut out the DIY market.

It also happens to be about 100ft from multiple restaurants and about a quarter mile from the Main Street in downtown. 3 of the units have been remodeled the other 3 need a facelift but nothing that will absolutely cost a fortune (paint, new flooring, etc.) 

Tell them what improvements have been made and share why you bought it ("it's an easy walk/drive to great restaurants, safe area, good long time residents - whatever).  

You need to look at bizbuysell and talk to some business brokers that specialize in restaurants and bars.

A little bit about us; my corporate job shut down their US office this summer so I found myself without a job and a search for purpose/passion in my life.

I’m curious to hear the current market conditions up there, both since the underclassmen were moved on campus and now with COVID shutting things down.

At the end of the day we are all a team, think of how much money you could make if you vet your wholesaler on how to accurately analyze deals rather than shutting down every wholesaler that gives you inaccurate numbers.When I first started my journey I was poorly an inaccurately taught how to analyze these things as a result my numbers were crazy.
