@Mark Siegmund I know out in Arizona the Condo market is much better and they resell quickly very easy to rent etc...The market in the Cleveland area simply isn't like that.

They DID sign a separate agreement from the contract, stating that they would have the trailer removed within 45 days or late fees would begin to apply and they would have to be paid before they can move it... exc... the SFR on the property is supposed to be ready for resell in Aug and the trailer is in front of the property and SFR... so we need it gone before we can show the house or sell the house.

We also make sure to use an addendum that discloses important aspects of the short sale -- such as homeowner will not receive any cash proceeds, bank has to approve short sale and of course our intentions of reselling for a profit.

Therefore, their property searching results in properties they can get at a discount compared to the after repair value (ARV).Obviously, the end game is different with the wholesaler trying to resell it closer to market value while the BRRRR Investor is looking to refinance and hold.I do not think the line is becoming blurry.

Most claim Builder's Risk insurance for this but I also can't seem to find an agency that will allow me the type of coverage I need to resell the property after renovations.
