Selling US properties to foreign investors

Hello everyone,

Since I dont live in the US, was wondering if someone knows if is it possible to act like an agent abroad in order to sell maybe rent-ready properties to foreign investors and split commission with a US broker? is this doable / legal? or is there any kind of international broker certification? Or better to set a LLC, purchase US property in the US and then resell abroad?
