If you buy a 4-plex near the hip urban core where the tenants can walk to local shops and watering holes you get hip urban dwellers.

They're all different but what's more important more than splits, desk fees, or any of that jazz is training.You need a shop with a good training structure.

I would suggest shopping around with your local property management companies in the area. also reach out to a realtor who may be able to suggest a property management company too 

The $1850 remainder goes back to you after you sell the property.  

Take the time to shop around for the terms that best suit you.

@Jay HinrichsI've estimated $100k.  4 of the units need total updating, the remainder need appliances, paint and carpet.

I also don't charge a fee which I tend to believe I should.I never use to get a deposit but I am finding that I am only hurting myself by allowing that tenant to continue to shop for homes while there application is under review.Thanks
