Since then I have looked into it further and am looking into a product by assured automation at the website flows.com (no affiliation) that will allow me to get the info on the internet with either wifi or if not available, a yearly cell subscription.

Both houses literally touch  the alley property line.

I am sure every year wont be this productive. 

Also, for this area, be sure to ask your lender about loan products and rates specifically for the neighborhood - since you'll be occupying, there are products available with exceptional terms for state-targeted areas in Suffolk County, and last I checked Dot was on the list.

No need to highlight that I never should have signed--I am aware and there is a HUGE back story as to why I did that is not significant to the question at hand.Due to frequent flooding, we were planning to have an overhead sewer line installed, as well as a sump pit for the basement plumbing, an ejector pit for the upstairs/exterior water that was leading to the flooding, and tying in the downspouts to the mainline at the front exterior of the house underground.The project, which was estimated to last about 15-20 days, took more like 10-11 full days.

@Natalie Schanne  the darker wood look 'tile' in front of the island is a commercial vinyl product (from Lowes) that we had to glue down on a subfloor because of the original floor condition.

It takes very little time to self manage once you have screened and placeed new tenants.Try and stagger your leases so they aren't ending at same time. 12 month and 18 month or something along these lines.
