Inheriting tenants with no security deposit
Just got my estopels from the duplex I'm closing on. The existing tenants are paying 650 (market is 900) and they have no security deposit or first month rent. They are month to month so I'm planning on emptying out the units one by one. Professional management is an option.
How worried should I be?

Only 2 units, very little work required, $250-300 below market rate on rents, no damage deposits in place, MTM leases?
I'd be very tempted to ask seller to deliver units to me empty. Turn them over within a month, and you're already at $500-600 more in rents than getting the inherited tenants. You'll be at more than break even within 3 months, without any headache.
