I use a scratch-N-dent place outside of Philadelphia, PA (private owner, small company) and after my last appliance purchase back in April 2018, he said the same thing.. all appliances went up about $25-100 depending on size (so a standard 30" frigidaire SS went from $1500 up to $1600 now), etc.

owner is offering to seller finance a property he owns.buyer wants the property but wants owner's mortgage to him to be in 2nd position to his (private money) down paymentwhy would a seller risk the chance to foreclose if payments are missed by taking 2nd position to the private money lender?

You might come across that term, look it up in the book and decide you don't need to investigate it further because you have other metrics you are focusing on right now, but at least you understand the basic idea.I think this reviewer had an unrealistic expectation of the depth an author can get into in a book that defines and gives examples of 37 different financial metrics.

You'll usually need some sort of guarantor that will not declare bankruptcy the minute something goes wrong; too easy to do that in an LLC.Once you have a track record, private money folks will lend to you, and on larger properties (large MF) commercial real estate banking looks almost exclusively at the property.Spend some time researching the financing options.
