Your "go to" realtor can easily give you a good title rep to speak with as well as private money lenders, real estate attorneys etc.

I have a basic strategy I would like to run by some of you more experienced REIs:To find the best Real Estate Agents with an investor mindset, talk to many lenders (Mortgage company, private hard money lenders, banks, etc) and ask for their referrals, or whose name they see the most in their paperworkTo find the best Real Estate Lenders, talk to many Real Estate Agents and ask for referrals for REI Lenders.I will be going in to banks and real estate agencies to start interviewing these lenders and RE Agents, and I was wondering, what questions would you ask a real estate lender?

I'm thinking of just installing a private meter and prorating the electric bill but I'm not keen on dropping by each month to read it.

If you want truly passive then loan to other investors either as an equity partner or private money lender. 

Personally, I would like to do debt financing with the promise of giving back the money lended plus a percentage back (i.e. promissory note; private loan agreement), though I may have to consider an equity arrangement.  

I also had over 15 calls/emails of people also looking to sell properties that didn't fit my criteria.
