Crosby as well (from what I have read).Prices are still quite high so you have to buy right and in the right area in order to stay profitable.

It's about stopping the bleeding more than anything else.On Sun Via, same thing again, it's reducing the price until it sells.  

But the margins are still there if you're willing to price these right. 

They have gone up substantially, but not at the same pace as home prices.

From what I've seen, high rates have done little to stem the real estate frenzy in the mid-lower priced real estate.

My background is in analytics and have worn a couple of different hats in the space - sales compensation, business performance / reporting, COGS management, and opportunity / risk evaluation and implementation.Real estate investing is the first topic in a long time - maybe ever - in which I've been truly interested in learning more.

Also, could anyone give me a little more information on what I might expect to pay in price per foot for this type of construction in Anchorage? 

Ultimately it's a matter of preference and deal dependent, and inspections are not necessary if you're confident in the price you are getting
