I rent the property about at market rent, i don’t include certain utilities in the rent cost (water, electric, gas), i have laundry units and have no pet restrictions.

I hope you had their parents co-sign and put down a nice size deposit.I love animals and I allow them in my properties if they are spayed, neutered and up to date on vaccines AND the tenant pays a sizable, fully refundable (if no odor/damage) pet deposit.

Location, location, location.Mine is on the edge of Scottsdale in North Phoenix, with king & queen beds, 5 bed 3 bath, pool, pets allowed, views of the mountains, safe neighborhood and easy drive to where the Superbowl is being played, the TPC where the golf tournament is, near spring training, near hospitals so families can have a place to stay when grandpa is having a splinter removed from his buttocks, near old town Scottsdale and near where everything is happening.

Groups that have not done that before and were living on 15% organic rent bumps and expanding cap rates are going to hate life and build character, starting about six months ago.Groups that are not good at this and dont put in the time and effort will loose their capital and their investors capital and move on to crypto or pet rocks.
