I got a tenant with 4 service dogs, I know that by law they’re not considered pets but isn’t 4 dogs too many for just 2 peopleAny suggestions what should I do?

My food for thought is $190k renovation on your first deal sounds intense.

During that time I would just work enough in a state I’m licensed in to keep myself in food and gas.

There's a lot to take in;1) For the other tenants in the duplex, noise and traffic.2) for the property manager, additional liability for slip and falls from so many people coming and going, conflicts from pets with kids, making sure the lot is plowed first every day etc. 

Its against my core values to evict people who need a roof over their head when they are already struggling just to put food on the table.

But I've been using Stride (free) to handle my mileages and Food Business Expenses. 

Soldiers continue working, DoD continue supporting, and all need food and stuff to buy... therefore most of the local businesses still have business.

Make it official this time...don't just tell her that she cannot have pets on the premises - send her a notice of lease violation that requires a cure within 5 days (or whatever your state standard is). 

Per the lease, tenant is not suppose to have a pet but I realized the is a pet and would like to discuss with the tenant to add additional $35 per month to the rent and also sign a pet policy. 

Can you bill the tenant to clean the stove that is encrusted with food/oil everywhere?
