Pet Policy and Introductory Letter
Am closing my first SFH property next week and is tenant occupied. Per the lease, tenant is not suppose to have a pet but I realized the is a pet and would like to discuss with the tenant to add additional $35 per month to the rent and also sign a pet policy. I will also like to send an initial introductory letter to the tenant to introduce myself. Can somebody email me a template of a pet policy and an introductory letter? Thanks in advance.

Force a renters insurance policy on the tenant with coverage for pets. They can't discriminate anymore based on type of dog, etc.
Also, as part of your lease addendum, make sure you consult a lawyer and that it asks questions about the pet (if it's ever attacked or bitten anyone, if it has issues with children, etc). If the answer is yes, and the dog attacks anyone, you become liable.
