From a rental perspective, it depends on what you are looking for. there are areas more likely  to produce higher cash flow up front, others will provide better specular appreciation.

He sees this, as with any market shift, in that main street is wanting in on commercial real estate deals, and there is more money chasing deals than good deals to be had.His take aways were in the creative structures:Sponsor offering a No Fee, No Carry, No Pref deal, 100% of cash flow goes to LPs, BUT GP gets a 6% stake in deal as an LP.Sponsor offering a no Pref deal, with a smaller carry, but comes in from day 1.And as @Roni Elias mentioned, there are a lot of options out there.

I do also understand that some people are more abrupt than others but it makes interacting with you feel like I should be holding on to my questions and hoping someone else asks them instead of actively seeking the information that I'm looking for, which is not a position I enjoy being in.I appreciate all of your perspectives on the differences between realtors and wholesalers.

If so, it might become a rental faster than you expect it to, so I would probably analyze the deal more so from that perspective... as where someone wants to live and what makes good money as a rental don't always match up.

Not sure what the code in Cincinnati but every metro in my area is slowly shifting towards requiring photo and ion smoke detectors inside each bedroom and CO2/Smoke detectors in hallways and each floor.

Find out what topics regularly come up, and write your posts focused on that.What people usually call strategies is more "how can I manipulate the system  to get what I want".When people shift their way of thinking to "what can I do for people that will provide immense value to their lives" things flow better... but yes that IS a challenge in itself.
