My real estate agent there says he isn’t concerned with the permit situation in Rome and he invests there himself and manages quite a few of them for other clients as well but I’m not as confident in the government there as he is.

I recommend finding an accountant who specializes in real estate taxation and tax planning.You may want to consider working with your accountant remotely to expand your options.I would also recommend looking for a accountant willing to work with you throughout the year.

However, it is clear you have an unusual partnership agreement so it is best to consult a CPA.On the other hand, real estate is not a liquid asset.
