I didn't even realize half of these categories could be prime sources for wholesaling.

As far as I know, they care about income and expenses, and which category each falls under, not how you were able to save a bit of money, but I am not an accountant :)Kelly

There are numerous experienced rehabbers on this forum, such as myself, who would gladly put in more skin, do the leg work, and give you a better return whether it is through a profit split ratio or straight up loan.Going rate for private lending, I've seen, anywhere from 8% - 14% simple interest with maybe 0 to 2 points on the front end.

Had this issue been prolonged it would of been a nightmare to have the city remove these properties from "Watch List-Intent to Demolish" including court cost, setting a bond and numerous other issues..glad we dodged that bullet

What I know from experience and from making numerous phone calls is ONLY the HOA stands in the way of me my chosen profession.
