I sent out 273 text postcards in September and had 2 calls both wanted retail prices for their homes and were not willing to owner finance.For that mailing list I focused on home owners;10 mile radiusat least 5 year ownershipassessed value under 100k2+bed 1+bathat least 30% equity

There are some great deals in the southeast, if your looking to buy and hold.

The area is probably a B-B+, however with a university expanding to about a mile away, and some relatively large businesses coming in about a mile away, I am hoping to see decent appreciation over the long term.I am hoping to potentially do a little BRRRR action if it appraises high enough after the small reno.

Now, 1 mile away, the exact opposite is true.You have to know where the micro markets are and their "definitions" within all markets....and, in my opinion, your market and micro market analysis will be the most important analysis you will do.  

He lives seven miles from a buttload of my inlaws.  

You'll make more money and have a more fulfilling career in real estate than buying some dump 1,500 miles away that won't make you enough money to pay your rent for one month down there in South OC.
