Hello and have had a self-managed real estate portfolio (35 SFR's, 1 110 unit self-storage facility) for the last 10-15 yrs but now looking to scale and expand (100+ in next 14 months and venture into cash flow streams of wholesaling and short-term arbitrage).

"FBO" stands for "For the Benefit Of".Since my rental condo in the SDIRA has an HOA and I purchased it 6 yrs ago brand new there is not a lot of maintenance needed.

I'd bid with them with no hesitation, as opposed to REDC where they're not even worth my time.To note, I've been going to/watching their auctions for about 4 yrs now.

Assuming I can get 3.5% for 30 yrs, 20% down, my rent contribution, 13k/yr in maint, 1k for admin/advertising, 10% rent roll for PM, 7% vacancy, im yielding 3.75% CoC and 9.5% on total ROI, throwing off >100/unit CF.

Are we not worried that the value of these properties will drop more than the amount paid down on the loan in say 5-10 yrs?

I've lived in and invested Fresno for 17 yrs now and I'm basing the utilities on my own typical multifamily bills at $60 / unit and the same with insurance at $75/ unit Fresno.

lol i did that yrs ago with our first home but i hacked it lol. i lived in it for a yr and used the equity to buy another and rented the first one out but my renters ended up having issues somewhere down the line and damaged it over and over. so i got out.
