You can become your own private lender and make loans to those you meet at REIAS and your the bank.. most states have a carve out for small investors IE no license required check your state.this of course is a broad

Definitely research the laws, but what I understand from it is that you are NOT required to permit service animals in STRs IF you meet certain criteria, namely that you own fewer than (I think 3?)
