Can someone please put these tasks in order to help put me in the right direction?

The branches of the tree hang over my tenants parking spots and they have complained that smaller branches have fallen and scratched their car, as well as a larger branch falling and taking out a section of fencing.

This type of property gives the owner the option to live in the studio and rent out the larger house for a bigger househack return than a duplex. 

I have a lot of options for larger portfolios, but am very interested in smaller options.I use AppFolio and Yardi for larger portfolios, but when I had a few properties Buildium was my go to 10 years ago.    

I will agree with you that industrial and larger multifamily is a lot more exciting to learn (and model) about than other real estate classes.

I was just given permission by a key sponsor (my mentor) of a larger apartment deal to raise capitol to get a % of the GP and I have a very limited personal network.

I don't know how to go about finding those that are out there, I've seen plenty of the larger meet ups or virtual networking groups but its usually 15+ people. 

I want to continue to grow my assets and feel that my next step is to look a larger 15-20 unit multi-family property. 

If sellers are coming to small main street investors for assets that is because they cannot sell to larger investors.

Would you plan on buying properties here and there around universities with high enrollment of international students or more of a larger unit for a community-type living?
