Ill be curious to see how Texas case law (which has differerent district courts in Texas having opposite opinions) holds up in a California court.The problem with the internet, is there are always websites that tell you what you want to hear.

While such transactions are bandied about on the internet, I would caution that such a strategy is based on interpretation of the code and nothing clearly outlined by the IRS.   

Rentals, businesses, interests in passthrough entities...that's starting to get into professional territory unless you're willing to devote a large amount of time to continuously educating yourself, and are okay gambling with free, general advice on the internet.

Can i deduct internet, cell phone, office supplies, car insurance (if i use my vehicle to check on property)? 

I surf internet and find out that ABC only buy the house after I confirm the sales contact. 

You should probably keep those thoughts to yourself and not on the internet.
