These questions are part of a course I'm working on in communications that I am hoping will help me in taking my first steps into the Utah real estate market.1.

My initial strategy will be flipping small, inexpensive single family homes.

The initial consultation shouldn't cost you anything.  

I've even got my wife listening to some of them when we are in the car together running errands, which is a big step in getting her to have buy-in with our future goals.For hobbies, I enjoy working on cars and motorcycles.

Purchase Price: $49,500 (Current 15 yr Loan Balance $35K ---- $435 per month PITI)Current Value: $130,000Rent: $925Our initial strategy was long term buy and hold.

I got started less than a year ago, but it took me a while to take the first step. 

I have been heavily researching this topic and I have laid out the steps to make it possible for me to use this a great advantage!

What is my next step of action in this aside from the appraisal?

I'm hoping someone that's started from scratch can help me with the first steps of getting going.
