Look at the historical P/E ratios for any major index, and you'll see that for the vast majority of the history of that index, the ratio is within one standard deviation of the mean.That would indicate that earnings is the primary driver of equity prices.

Lets also not forget that rates right now are low historically so I don't think I can really count on rates in the 3's to ever happen again when I'm analyzing deals but one can hope.
