Some of the factors courts have considered were the right to use and possess the property, duty to maintain the property, extent of freedom to improve the property without permission of the actual legal owner, risk of loss, obligation to pay the property taxes, and the responsibility to insure the property against loss.It might be best to consult with a professional.

I truly believe that this is the path to financial freedom.

The cool thing is that once you have your team on the ground, it's probably just going to require a little bit more of your time on the computer and phone but not physically requiring you to be at that property or that market.That's something that is super powerful when it comes to virtual investing and truly allows for Geographic freedom and scalability.

I think it is worthwhile like a pep-rally to get you going, but without giving you the nuts and bolts to do it.Gary Keller is a worthwhile author, but some of his books are more about real estate sales.Avoid books with terms like "financial freedom" and "passive income." 

The struggle is real, keep chugging away to hit some insane cash flow goal or to buy our freedom.

They don't have the freedom managing someone else's assets to apply these kinds of values or give tenants a say in this manner.  

You have health care workers and students that need housing so its not all crime ridden but block by block it is different. 

I am looking into multifamilies/ sfh near college towns of Pennsylvania for rental income, I live in NJ / work in PA in healthcare and do not mind out of state investing.
