You get revenue as you wait for the asset to appreciate, and you get a chance to force the appreciation by making upgrades to the apartments which gives you the same type of boost in equity that you get from a flip.

Personally I would even waive any termination fee etc because I can see that trying to force this to perform will result in more grief and costs than just moving on will.
