Once those are completed, I plan to rehab the vacant unit and bring it up to par to the unit I occupy and finally rented out.

Yes I was actually thinking about tearing the house down, and placing 4 homes on the property, but I really want to knock this deal out the park and finally get my first BRRRR underneath my belt.

Before making any charges, I send the tenant a final statement with detailed break-out of charges and a reminder that I will be taking that amount from their account(s).
