That is the issue, I did not feel that I was provided enough specific details, so that is why I was reaching out on this forum to see if anyone has had any direct investor experience with them or any other operator who has deals that are not working out as planned so that perhaps we can learn from whatever mistakes may have been made.

I tell them, "this is how it works if you are a builder, we aren't agents representing homeowner clients, so if you want to take my place on this contract and have the right to purchase, the check needs to be made to my LLC.

I am sure there are deals to be found in Contra Costa and Alameda however the entry price is daunting in my head and I feel more comfortable getting started with something closer to the 200k and under.

I did contact the company that made it, but they just replied that the CD is not available with the audio version.

You may also want to call local property management companies to get their estimated rental amount and their feel for the rental appeal of your property in the area, etc.* Talk to your tax professional and find out what your tax implications are from inheriting the property to buying out your brother and putting it in an LLC, etc. * Also find out if the property's tax assessment changes with any of the scenarios above.
