At move-outs, I transfer back to checking to make the refund.We can get some tenants to use Bill Pay or ACH but there's always some that will use money orders or even cash, so there's always a few trips to the bank each month.

Unless you witnessed the argument/threat, I'd keep out of it and do my job, which is providing clean and safe housing (the physical-housing part--no tripping hazards, for example), not playing social worker or referee for college kids who likely were stoned/drunk during this 'argument'.

Nothing beats a weekend trip to a possible investment location.

One elevator service company wanted to charge us $1500 for just a trip charge and the first hour of service.

I inquired about their reason for an extended visit and his response was "for a trip".

Market conditions have tripped principle #5. 

Our first class (I mean first class) trip on British Airlines from LA to London and Cairo and return would have cost about $23,000 at the time.  

Once you've run all your numbers and done your due diligence, once you have narrowed down your options to a very short list - just make the trip to visit them, if you can.

My tenants are happy to trade less storage for no trips to the laundromat!
