When I'm doing the initial conversation with a real estate investor who has 3 or 5 existing properties, I don't even bother asking how their credit is, since I know that as long as they are paying those mortgages on time they will have excellent credit.

I bolded the phrase which seems to fit our end of the business, "Any entity created solely for the purpose of securitizing loans secured by an interest in real estate, provide the entity does not service the loans" which would be exempt.

Personally, I wouldn't even start looking for deals until this was lined up because when you are up against a lot of excellent cash buyers and you are interested in getting deals with equity, you need to have the ability to move quickly and decisively---be the buyer that is remembered and the deals will come :)

That price would be normal in my area for a yellow pages/radio advertising type company.If I hired a one or two person licensed outfit it that works by word-of-mouth reference and never advertises it would maybe be $250 total.Regardless of the price, I recommend you get a disposal with the allen wrench fitting to "unstick" it if it clogs instead of just a local reset button.Garbage disposals are my most replaced items.
