It sounds like my goals will change as I continue to down this path as it has for many others but I've been thinking that my first goal will be to have enough cashflow to cover rent (if we decided to stick with apartment life and continue living in the city) or to cover the mortgage of our first permanent residence.I probably won't stop being a software developer but I do enjoy the prospect of having a strong enough cashflow to cover my family's needs if I were ever to be in a situation where I couldn't work anymore.

I also think that when you go to get the next rent payment from her mom you should hand the girl back her pipe and enjoy the awkward silence that follows.

If she has enjoyed living in your rental that much maybe she'd be willing to vouch for you to future tenants? 

I would enjoy passing spreadsheets back and forth with you if you'd be interested.

But that being said I don't want to live at home with my parents, I need my privacy so my questions is if is dumb to rent in the city and enjoy my 20s while my mortgage gets paid for and yes I already have the tenants.

I typically start showing apartments in March (mainly since I don't enjoy trouping through apartments in Jan/Feb) and have most vacancies filled within a couple of months.
