I want to be able to know the whole process and package the deal up so I can take it to my investor to fund.

It's hard ot do better in a more concise package than Brandon and Heather Turner's books on rental property investing and managing rental properties.

A owner or 96 rental properties wants to retire and is offering all homes in a package deal. 

I am currently rehabbing a property in Tucson and am encountering an interesting situation as I run the numbers on the rehab and refinance.

The funny thing about this was that he had just given me a prequal letter to purchase two units as a package deal... so if he wouldn't fund another unit, then why did he give me a prequal letter saying that he would fund 2 more!?

I bough the big package for the new book (I have same problem with another book package I bought and gave up a few months ago) and cannot get the MP3 file to download on my iPhone so I can listen to the book.

Or a particular loan package that may work for me? 

If the area is desirable enough to own in you may encounter someone willing to pay a little more just to land the property, but that is just how it goes sometimes and is not something I reccommend doing.Make sure you price into your offer the true cost of getting rid of the month to month tenants.
