As a wholesaler I would love if other wholesalers would be up front and not waste my time calling and setting appointments and then offering to JV.

When I started in this business, I thought getting a real estate license was going to be useful only to find out it was a waste of time in terms of what I was looking to do for investments.  

A. it's a waste your time & B. you're probably gonna screw it all up & burn yourself some bridges that could have been very important down the road. 

Point is you waste time and money.

I believe I need to get pre-qualified once more now that my financial situation has changed, so I'd like to ask all of you - How do you find and effectively vet mortgage brokers in your area?

If it was possible to do a targeted mail campaign directed to a potential Seller you know something about, even general demographics, that might have a special effect. 

They are not brokers, they are real estate agents who work for a broker.You wasted their time looking at 10 homes, and then bought one you found elsewhere.

I would like to know some good books or effective ways of educating yourself without going to the gurus.

I thought that saying it’s for investment it would not be a problem at least it’s not to waste on junk.

We've decided to list our current home for sale next week as it's appreciated significantly in the 3 years we've been there and it's a ton of wasted space.
